HOW TO USE THIS RESOURCE

Three inspection lenses

Guest fit covers layout, access, sleep, noise, work, parking and amenity. Owner protection covers condition, durable finishes, building sensitivities and maintenance. Compliance screening covers use history, exits, alarms, occupancy, balconies, pools, access and any feature requiring professional review. An inspection is not a compliance approval. It is a structured way to identify evidence needs and costs before deeper commitment.

Capture facts, not impressions

Use a standard form, photographs with permission, measurements where relevant and notes tied to specific rooms or assets. Distinguish observed condition from owner statements and unverified assumptions. Record setup works, replacement needs, safety escalations, guest friction and operational constraints. Estimate costs only after obtaining appropriate quotes or clearly label allowances.

Proposal conversion

After the inspection, issue a concise suitability summary: strengths, risks, required works, outstanding checks, proposed terms and a decision. Do not send a full proposal for a property that already fails a hard gate. Where the property remains viable, use conditions precedent so the proposal does not imply the operator will launch before consent, lease, strata, council, safety, insurance and financial checks are satisfactory.
