HOW TO USE THIS RESOURCE

Score what matters

Build categories for consent pathway, building and planning complexity, guest fit, access, noise, condition, setup cost, operations, demand and financial room. Weight criteria according to the model rather than assigning equal value automatically. A score improves comparison, but cannot make an unlawful or unsafe property acceptable. Hard gates override the total.

Inspection evidence

For each score, record the source: observed, measured, documented, stakeholder statement or pending. A number without evidence creates false precision. Use photographs, floor plans, maps, building documents, quotes and written responses where appropriate. Update the score as evidence changes.

Bias control

Score before negotiating emotionally. Attractive design, a persuasive owner or fear of missing out can distort judgement. Require a second review for borderline properties or unusually large commitments. Document the rejection reason. This improves the property profile and prevents the same failed concept returning under a new listing.
