A niche is an operating decision
A niche is not simply a marketing label. It determines location, property type, furnishing, minimum stay, access, service levels, cleaning frequency, pricing and risk controls. Corporate project workers may prioritise parking and flexible extensions; medical visitors may value accessibility, quiet and hospital proximity; relocating families may need storage, kitchens and schooling access. Choose a primary guest problem you can serve consistently and a secondary demand channel that can stabilise occupancy. A niche should be supported by observable demand, achievable property supply and an operating model you can deliver—not by a social-media trend.
Build the core offer
An owner-facing offer should state the requested use, proposed agreement structure, likely guest categories, maximum occupancy, stay profile, cleaning and inspection systems, reporting, insurance verification and complaint response. Keep commercial benefits connected to processes you control rather than promising perfect tenants, zero wear or guaranteed income. A guest-facing offer answers a different question: why should the right guest choose this property? Define the job the accommodation performs, the evidence that makes the promise credible and the boundaries that protect the property.
Brand evidence
A credible brand is consistent across its business name, email domain, proposal, phone response, policies and documents. Early-stage operators can be honest about being new while demonstrating mature preparation through documented procedures, professional advisers and realistic commitments. Do not manufacture reviews, client logos, team size or operating history. Trust created by a false claim is fragile and may create legal, platform and relationship risk.
