Build backwards from readiness
Define what guest-ready and compliant mean for this property, then work backwards through approvals, access, works, procurement, installation, cleaning, photography, listing, pricing and quality assurance. Dependencies matter: do not photograph before defects and final styling are complete. Name an owner, due date, budget and evidence requirement for every task. Separate critical launch gates from enhancements that can wait.
Budget and change control
Create category allowances, quote status, committed cost, actual cost and contingency. Require approval for scope changes and document the reason. Attractive additions should compete against reserve and payback targets. Track owner-owned and operator-owned assets separately. Record serial numbers, warranties, photographs and make-good obligations.
Launch assurance
Run room-by-room functionality, safety, cleaning, technology, access and guest-journey checks. Test the stay as a guest: arrival, entry, Wi-Fi, sleep, cooking, climate, waste and departure. Do not use bookings to create an artificial deadline. If a critical gate is open, move the launch.
