HOW TO USE THIS RESOURCE

Start with a prospect specification

Define location, dwelling type, bedroom range, access, parking, building profile, rent ceiling, preferred owner situation and disqualifiers before collecting listings. The specification should reflect the guest niche and preliminary financial model. Separate hard gates from preferences. A hard gate may include informed owner consent, acceptable building rules or an achievable break-even threshold. A preference may be styling potential or a particular floor plan. This prevents attractive photographs from overriding business logic.

Create three prospect lanes

Use active listings for immediate opportunities, relationship accounts for recurring agency supply and direct-owner channels for off-market conversations. Track the source because conversion rates and decision processes differ. Research the agency and property manager before contact. Look for portfolio fit, vacancy patterns and likely decision roles. Personalisation should demonstrate relevance, not pretend to know private facts.

Prioritisation and timing

Score prospects on property fit, likely decision access, time on market, owner pain, commercial room and compliance complexity. Contact high-fit opportunities first, but continue building long-term relationships before a vacancy becomes urgent. Do not treat a stale listing as proof that an owner will accept any use. It is a reason to ask better questions, not permission to conceal the model or apply pressure.
