Triage by consequence
Classify life safety and emergency, urgent habitability or security, operational disruption and routine maintenance. Define who can decide, spending limits, response targets and escalation. Protect people first. Use emergency services and licensed trades when required; do not coach unqualified staff through hazardous work.
Supplier readiness
Maintain primary and backup suppliers by trade, service area, hours, licence or qualification, insurance evidence and property access. Confirm terms before the crisis. Provide a factual brief, access authority and photographs where lawful. Record diagnosis, quote, approval, work and completion evidence.
Close the loop
Update the guest at agreed intervals, notify the owner under the agreement and assess any consumer remedy with appropriate advice. Do not promise compensation before facts and authority are clear. After closure, identify root cause and prevention: asset replacement, inspection frequency, supplier change or clearer instructions.
