HOW TO USE THIS RESOURCE

Balanced property scorecard

Review revenue, achieved rate, occupancy, stay length, booking lead time, channel cost, cleaning and maintenance, refunds, labour, complaints, quality, owner status and compliance dates. Profit without owner or neighbour stability is not healthy performance. Compare actuals with budget and prior periods using consistent definitions.

Diagnosis

Separate demand, conversion, pricing, availability, guest fit, property quality and operational capacity. Low occupancy may reflect blocked dates or weak positioning rather than rate. Trace symptoms to evidence before acting. Changing many settings at once destroys learning.

Optimisation cycle

Define the problem, baseline, hypothesis, one change, test period, success measure and guardrail. Record result and decide to keep, reverse or iterate. Re-underwrite when rent, levy, rule, supply, guest mix or major costs change. Optimisation cannot rescue a structurally failed property indefinitely.
