Private-owner outreach removes an intermediary but increases the need for clear documentation. Confirm the person has authority to discuss the property, describe the proposed use early and keep a written record of material representations. Avoid vague language such as 'corporate lease' if the actual operation includes recurring guest accommodation. Guest categories may form part of the offer, but they do not replace an accurate description of the model.

Owner motivation

Explore the owner's intended holding period, previous rental experience, income expectations, property sensitivities, neighbour concerns, maintenance preferences and desired involvement. Do not assume that a higher rent solves non-financial concerns. Translate your controls into the owner's priorities: inspection evidence for condition concerns, quiet-hour and complaint procedures for neighbour concerns, or clear break conditions where future owner use matters.

Protect both parties

Use a properly reviewed agreement that addresses permitted use, guests, alterations, access, utilities, maintenance, insurance, compliance, default, approvals and exit. Encourage the owner to obtain independent advice. Never use urgency to prevent review. If the deal only works when the owner does not understand it, the deal should not proceed.
