HOW TO USE THIS RESOURCE

Consultative value

Consultative pitching begins with the owner's objectives and constraints, then connects relevant controls. If the owner values property condition, discuss inspection cadence, cleaning evidence, maintenance escalation and reporting. If the concern is neighbours, discuss occupancy, visitors, quiet hours, local contact and complaint response. Do not dump every benefit into every proposal. Relevance signals listening; excessive generic claims signal a template.

Use proof carefully

Use current, attributable proof: process documents, adviser confirmations, references, operating data you are authorised to share and sample reports. Explain the limits of each item. Projected performance should show assumptions and scenarios, not be presented as an owner guarantee. Compliance statements should describe checks completed and checks still conditional.

Recommendation structure

A practical recommendation includes the proposed use, why the property may fit, commercial terms, owner safeguards, outstanding due diligence, conditions before launch, reporting and a decision timetable. Invite the owner to test the proposal. Questions strengthen an informed agreement and reveal issues while they are still inexpensive to solve.
