Overview

MODULE OBJECTIVE Apply WA registration and local planning requirements to hosted and unhosted STRA.

BUSINESS OUTCOME A WA registration, planning and annual-renewal pathway.

02

Core lesson

All hosted and unhosted short-term rental accommodation in Western Australia must be entered on the state STRA Register and registration is renewed annually. Registration does not replace development approval. Planning treatment differs by hosted status, metropolitan or regional location, local planning scheme and duration of unhosted use.

03

Learning objectives

Apply WA's planning and registration reforms to the exact property.

Separate hosted and unhosted pathways where relevant.

Model local planning and registration evidence before launch.

04

In-depth lesson

WA reform environment

Western Australia has introduced statewide planning reforms and a registration framework for short-term rental accommodation. Use WA Government sources for current commencement dates, definitions, exemptions, registration and planning pathways.

The treatment of hosted and unhosted accommodation, metropolitan and regional locations, and local planning settings may differ. Do not rely on an old council factsheet.

Property workflow

Confirm consent and agreement terms, search the official register and planning material, identify the local government, check the local planning scheme and existing approval, review strata, building, safety and insurance, then document any application or exemption.

Registration and development approval are separate concepts. The presence of a registration number should not be treated as planning clearance unless the official framework says so for the exact circumstances.

Operational evidence

Keep registration, planning decision, management plan, guest register, complaint process, local contact and renewal dates as required by the current framework. Ensure advertising details remain consistent with the approved and registered property.

Re-underwrite if restrictions, costs or approval conditions change.

05

Worked Australian example

Registered, planning pending

A Perth operator completes a registration step but has not confirmed the unhosted planning pathway for the address. They delay launch, obtain the local planning position and update the financial model with application timing and conditions.
