The purpose of a cold call is usually not to negotiate the entire lease. It is to earn permission to continue, determine whether the owner may be open and agree on the next action. Brief, transparent and question-led conversations outperform long monologues.

Use a simple sequence: permission-based opening, relevant reason for calling, transparent use statement, one qualification question, discovery, concise response and next step. The first thirty seconds should make it easy for the listener to understand who you are and why the call is relevant.
Avoid disguising the enquiry as an ordinary residential application. Say that you are exploring professionally managed short- or medium-stay accommodation and only proceed with informed written owner permission and property-specific checks.
Ask what the owner values, whether alternative approved use will be considered, who decides, what information is required and whether the building has known restrictions. Listen for both explicit objections and process constraints.
Do not overwhelm the first call with every feature. Respond to the concern raised, then offer evidence or a short document. A concise answer with a relevant next step feels more credible than a memorised monologue.
A call is incomplete without a dated next step. Examples include sending the one-pager today, calling after the property manager speaks to the owner, booking an inspection or closing the opportunity.
Log exact wording of material concerns without adding your interpretation. This record supports a tailored follow-up and prevents conflicting promises across contacts.
Ethan talks for four minutes about guaranteed rent before the agent explains that the owner plans to move back in six months. A better call would identify timeframe and owner priorities first, saving both parties time and avoiding an unsuitable proposal.
